Four decisions that shape the frontage
Screen or glass
Fins across the bays, or clear glass end to end
The design studies put a screen of vertical metal fins just off the glazed bays on the sun side. Fins strip the low sun off the display floor and give the frontage a rhythm a driver reads at a glance; clear glass hands the whole floor to the road at every hour instead. Choose it face by face, on your own plot.
Clear glass in place of the screen moves no frame member, no roof fold and no floor level. It exchanges a manufactured screen for an open bay and gives the road the whole display floor at every hour, including the hour when the sun is lowest and the glass is at its worst. Both versions can be drawn for your plot, and the choice made on paper.

Which face takes the overhang and the door
One face carries the deep roof overhang with the entrance beneath it, so that face is the one a customer walks up to. Which face it is follows from your access, your parking and where the sun sits when you close. Mirror the plan and the overhang swaps sides. Settle it with the survey open in front of you.

Where stock, staff and handover sit
One end of the frontage goes solid and carries everything a customer is not meant to see: stock, the service door, the staff room, the handover bay. It belongs on the side a delivery can reach without crossing the forecourt. Your retail lead settles which side that is, because they are the person who will live with the crossing.

Where identity goes on a building with no wall
A glazed frontage under a deep overhang leaves almost no solid surface at eye height, which becomes a problem the day a signage drawing falls due. Three places will carry it honestly: the fascia band along the roof edge, the fin screen, or a free-standing element out on the forecourt. Pick one before the frame is set out.
Whichever of the three carries the mark, its fixing has to be settled before the frame is made, because a sign hung on a fascia and a sign hung on a fin screen want backing in different places. The elevation will show the sign face at its real size, so a brand guardian can check proportion against their own manual rather than approve a promise about it.
Arrival across the forecourt
Open paving runs from the parking to the entrance with no wall and no gate across it, and a low planting band at the foot of the glass is the only edge between the two. The door itself sits back under the deepest part of the overhang, so the last stretch towards it is already under cover.
Above, one folded metal plane makes the roof and does not stop at the glass. It carries on past the frontage, turns down at the corner and becomes the cover over the entrance. That fold is what gives a low, wide, single-storey building an edge worth photographing from the far pavement.
Then the frontage. Full-height glass repeats bay by bay along the display face, each bay divided by a slim dark frame, and on the sun side a screen of vertical fins stands clear of the glass. Between the fins the floor stays legible from a moving car; behind them, at noon, it is not bleached flat.
Walk the frontage
Close up, the building explains itself. Walls are manufactured panels hung on a steel frame, screwed up at open dry joints, and that grid of joints lines through with the bays. Nothing in this envelope goes on wet — no render, no mortar course, no wall poured where it stands. The joint is the tell, and it repeats.
The screen stands in front of the glass on its own frame rather than on the envelope, so the glazing can be cleaned and a damaged fin changed without opening anything up. It is a manufactured element in a timber tone; the finish itself is assigned later, and this page does not guess at it.
At the top a folded fascia closes the roof edge and holds it to a line. At the bottom a shallow plinth and the planting band keep splash and mud off the foot of the glass. Between the two the whole frontage is one plane of glazing, and there is very little else on it to read.
Behind the glass
Inside, the studies show one uninterrupted floor rather than a lobby and a room. The door opens straight onto it, the pieces on show stand well clear of the glass so a customer can walk right round them, and the desks sit at the far end, out of the path between the entrance and the display.
The ceiling reads as a single lined plane. It runs the length of the floor, carries the lighting track, and continues out through the glass line to become the underside of the overhang, so the room does not stop at its own wall. Downlights sit in the overhang as well, which is why the entrance still reads after closing.
At one end the studies put a seating group and a table on that same floor, screened by what is on display rather than by partitions, so a customer settling something can still see the thing they are settling for. The service door sits on the solid side, where nobody is looking anyway.

The frontage after dark
After dark the frontage does its second job. A fully glazed face with a lit ceiling plane behind it becomes the only illuminated surface on that stretch of road, and whatever stands on the floor is the advertisement. Nothing has to be added for that to happen; it follows from glazing the whole face and lining the ceiling.
Which is why the lighting layout has to be weighed against the elevation and not the plan alone. A track that looks even in plan can leave the frontage banded and patchy seen from the pavement, and the fins throw their own vertical shadows across the lit glass. That is either an effect or a mess, and it is settled on paper.
This building carries no assigned finish family, so no colour is named here. What this page describes is the form these design studies share: the roof, the bay, the screen, the base. Panel, fin and fascia finishes are assigned once a design is selected, and stated then. A colour read off a picture is not a specification.

The folio takes the building from the pavement inwards: the road face first, then the floor behind the glass, then the parts it is made from, and last the honest limits a brand should ask about before anything at all is committed.

A showroom is not a shop with better shelves. A shop sells from stock a customer carries out. A showroom sells one large thing that stays exactly where it is put, and the building exists so that thing can be seen from outside, walked around inside, and handed over at the end. Every decision here returns to those three jobs.
What stands on the display floor is the sign. Nothing else on the frontage has to be.
That is why the road face gets the attention. Depth behind the glass is straightforward. A frontage that has to work on a passing glance is not, and it is the only part of the building a person who never comes in will ever see. So the long glazed face and the overhang carry the design, and the ends stay plain.
A shop sells from stock. A showroom sells one thing that stays where it is put.

02Behind the glassWhat the design studies show on the display floor, and the decisions the plan has to settle before anything is manufactured.
A display bay wants no columns standing in it, so the frame will be set out to keep its columns in the glazing line rather than out on the floor. How far that can be taken on your building is your engineer’s answer, against your loads. The decision to take now is simply that the floor stays clear, and the rest follows from it.
The door opens onto the floor. There is no lobby to cross first.
Lighting is a display decision before it is an electrical one. Where the track runs, how many circuits it splits into and whether the overhang is switched on its own all follow from how often you intend to re-lay the floor. Each of them is easy to settle while the ceiling is still on paper and awkward once it has been lined.
Storage is what brands under-draw. Stock, packaging, the cleaning store, spare display plinths and the staff room all have to fit inside that solid end, and when they do not they end up on the display floor where a customer can see them. Count what has to be hidden before anybody sizes the end.
Columns belong in the glazing line, not out on the display floor.

Real timber and real bamboo go nowhere on the outside of this building. The warm fins, the fascia and any board-like face are manufactured metal or composite finished to a timber tone, chosen to read warm from the road and to hold that reading through a monsoon without a maintenance promise nobody could keep.
The joint is the tell, and it repeats the whole length of the wall.
The glazing frame, the panel joint line and the slim dark mullion hold constant whatever finish is chosen. They are the brand rather than the decoration, and they are why a frontage in one finish and a frontage in another still read as the same building system from the same studio.
After dark the display floor is the only lit surface on the street.

04What comes before you commitHow the building reaches your plot, what the sheets will settle once they are drawn, and what this page declines to claim.
Nothing habitable ever travels. Steel members come from the factory cut to the drawing; wall panels, roof build-up, glazing units, fins, fascia and lining are manufactured and sent out as material, banded flat. On your plot the slab is set out, the frame is stood, the panels go on dry, the roof closes, and glass and screens follow after it.
What leaves the factory is material. What stands on your plot was built there.
Bring your retail lead and your brand guardian on the day the frame is standing and the panels are not yet closed. That is the one moment when the bay, the overhang line and the sign position can be walked and checked against the elevation, and the one moment when moving any of them is still a pencil change.
This page puts forward no figure of its own for structure, fire, heat, sound or energy use. Where a published standard governs one of those, the standard gets named and the number is left to whichever consultant signs it. Nor is a price given anywhere: a display building is quoted against its plot and its frontage.
A drawing can be checked. A claim cannot.

Questions a brand should close early
Is this a showroom building, or a fit-out inside someone else’s shell?
A building. The steel frame, the panels, the roof, the glazing, the fin screen and the overhang are all part of what is supplied and assembled on your plot. Fitting out a developer’s shell is a different purchase and a different trade, and it will not get you the frontage that does most of the selling.
How large can the display floor be without columns standing in it?
That is a project answer and this page will not invent a span for it. The frame will be set out to keep columns in the glazing line rather than out on the floor; how far that can be taken on your building is settled by your engineer, against your loads and your ground, before any component is made.
Can the same building work for something other than vehicles?
The form suits large display pieces that stay where they are put and get walked around — a vehicle, a machine, a boat, a furniture group. What changes between them is floor loading, door width and the lighting layout rather than the frontage, and all three are settled while the plan is still on paper.
What comes off the lorry?
Material, and nothing larger than a panel. Steel members cut to the drawing, wall panels, roof build-up, glazing units, the fin screen, fascia, lining boards, fixings and the fit-out come banded flat and numbered to the assembly order. The building itself is made on your plot; nothing habitable is ever moved by road.
Can I see drawings before I spend anything?
Not for this building yet, and we will not pretend otherwise. A thirteen-sheet A3 set follows the selection of a design, and this one has none. What can be put in front of you today is the form these design studies share — roof, bay, screen, base — with the decisions on this page. Ask, and you get the state rather than a folder.
Who is responsible for the slab, the levels and the forecourt?
Your engineer, working from your survey. The building will be set out from a level datum and the frontage drawn against it, but bearing under the slab, falls across the forecourt and drainage of the paving belong to your ground rather than to this design. Each is fixed once, and fixed before the first panel is ordered.
