Ground
Cantilever over the fall, or bring the ground up
The selected design stands on a steel frame and throws its glazed end out past the last column, over ground that drops away. That posture is the whole argument: it puts a room where there is no floor. On level ground the same key sits down on its base instead, and the building goes quiet: the shadow under the floor closes and the stair all but disappears. Your site decides that, before anything is drawn.
Sitting the key down on its base is not a lesser building; it is a different one. The overhangs, the roof planes and the glazed end are unchanged, but the shadow under the floor goes, the stair shortens, and the guest arrives level rather than climbing. What is lost is the sensation the design was selected for, which is a room that appears to hang off the edge of the ground.
Base
Stone gabion, or a made base under the frame
The record calls it a stone plinth and stair. The plinth is gabion — wire cages packed with loose stone — and it is the one element here built up in place rather than screwed together from parts made to size. It suits ground that already has rock on it and a contractor who can source stone locally. Where neither is true, the base changes and the sequence changes with it, so settle it early with your contractor.

Which way the deep glazed end faces
The glazed end is what a guest pays for, and on any real slope only one or two orientations give it something worth looking at. Turning the key also turns its entry, its overhang and the side that takes the afternoon sun. Walk the plot with the orientation in hand before the base is set out, because a key facing the wrong way is a rate you never recover.
Prototype
Approve one key, or approve them all at once
Owners running a repeatable key programme usually build one first, live in it, and change what needs changing before the rest are ordered. It takes a season and it removes the risk that one fault is repeated down the whole run. The alternative is to settle everything on the drawings and order the run. Whoever signs the capital approves this, and it changes the programme more than any other choice on this page.
A prototype key also settles arguments that drawings cannot. Housekeeping time, the real noise of a deck above a room, the way a guest actually uses the glazed end — all of these are learned by standing in one. Owners who build one first almost always change something small and cheap, and almost never change the thing they expected to.
Up the stair to the entry
You come to the key from below and climb. A straight steel stair with open treads and a slim dark rail rises out of the terrace to a landing at the centre of the building, and the climb is deliberate: by the time a guest reaches the door he is already above the ground he arrived on.
The entry is recessed under the overhang between the bays that flank it, so the door sits in shadow with a wall light beside it and the roof already over your head. Nothing about the front announces the drop behind. The suite keeps its surprise until the room opens.
Look along the building and the roof steps. Planes cross it in sequence, each with a deep overhang and a thin dark fascia holding the edge to a line, the centre one lifted highest into a deep glazed gable above the bays either side. The cladding runs vertically under them in fine ribs, so the whole elevation reads as lines: horizontal at the roof, vertical on the wall.
Around the lifted key
Underneath, the building is a steel frame. Slender dark columns carry the floor out over the fall, cross-braced in the bays where the brace is needed, and the whole understorey stays open so the ground runs through beneath the room. You can count the columns, and counting them is the point.
Above the frame the envelope is manufactured panel, fixed dry. The cladding is finely ribbed and set vertically, meeting at open joints you can find by eye, and where a window is wanted the panel simply stops and a dark frame takes over. There is no render, no mortar and nothing applied wet on the walls of this building.
The roof is a standing-seam metal sheet on every plane, turned down to a thin fascia at each edge. The overhang is deep enough to shade the glass through the middle of the day and to keep monsoon water off the head of it, and the soffit is lined flat so the underside of the overhang reads as one surface.
Inside one key
The bedroom takes the cantilevered end, and it is glazed on the outer face from floor to head in a dark slim frame. A guest sitting on the bed sees ground, then no ground, then the far hills, because the floor he is on ends before the view does. It is one move and it is the reason the design was chosen.
The centre of the key is the tall space. The raised roof plane carries a band of glass above head height on the entry side, so daylight arrives from above the eye line and the room is bright without being overlooked. Below that band, the sitting and dining end opens through full-height glass onto the deck.
Storage, the wet room and the service run sit against the closed flank, the one with small punched openings and no outlook. It is the side that faces the climb, and it carries everything a guest wants near and nobody wants to look at. The glazed faces carry nothing, which is why they can be glass at all.

Where the gabion cages meet the steel and the rock
The escarpment it stands on
The ground under this key is a Deccan basalt escarpment: dark layered rock in broad steps, monsoon-green scrub between the ledges, and Indian hills going soft and blue in the distance. It is a hard site and an ordinary one for a hill hotel in this country, which is exactly why the design is worth having.
The gabion plinth sits into that rock rather than on top of it. Wire cages packed with stone make a face that reads as part of the ledge, and the terrace and the stair are set out from it. It is deliberately the roughest element on the building, and the precision of everything above it is measured against it.
The palette assigned to this design is a blue-grey rainscreen with pale grey panel and sky-reflective glass. Against black rock and wet green scrub a blue-grey key separates from its background instead of dissolving into it, which matters on a site where the background is the reason the guest came.

Every hotel key on a hillside faces the same problem. The best outlook is where the ground is worst, and cutting a terrace into it destroys the thing the guest came up the hill to look at. Lifting the key on a steel frame moves the floor to where the view is instead of moving the ground to where the floor is. That is what this design does, and it is why it was selected over a grounded scheme.

A repeatable key is judged on the second one, not the first. Every fitting, every junction and every service route is the same in every key, so housekeeping learns one room and maintenance stocks one set of parts. That is worth more to a general manager across the life of the resort than any single feature on the elevation, and it is the reason this product exists as a product.

What is not settled yet is the room schedule. Areas, the count of keys in a run, the bathroom layout and the corridor or deck that links them sit on drawings nobody has accepted, so none of them is quoted here. A page that guessed them would be quoting numbers back at an owner long before anyone had drawn them.

Nothing about this envelope is a wet trade. The frame is steel, fabricated to the drawing; the walls and roof are manufactured panels screwed together on site; the joints are dry and the grid is regular. The gabion is the single exception, and it is a base rather than a wall, which is why it is drawn separately and built first.
The gabion is the roughest thing here, and everything above it is measured against it.

04How far this design has goneA selected design, an assigned palette, no accepted drawing set, and a plain account of the gap between them.
Nothing room-shaped comes up the access road. Steel is cut and fabricated to the drawing; cladding, roof sheet, glazing units, fixings and fit-out leave the works flat, strapped and numbered. Your ground takes the plinth first, then the frame, then the panels that close it, the roof, and the glass after that. A finished suite has never left a lorry and never will.
Dimensions come from the sheet, or they are not stated at all.
Sixty to ninety days on site is the group’s record. On a rock site the plinth is the slow part, not the building above it, which is one more reason to settle it with your contractor before anything else is agreed and before any panel is ordered.

What an owner asks before the drawings exist
Can I see plans and elevations for this suite?
Not yet. The design is selected and its palette assigned, but the drawing set is in progress and nothing is issued. Where sheets exist on this site they are published, because a drawing can be argued with. Ask, and the answer is a status rather than a sketch.
Does this design need a slope?
It was selected for one. The frame lifts the floor out over ground that drops away, and on a flat plot that move has nothing to do. The same key can sit down on its base on level ground, with a shorter stair, but it becomes a quieter building. Send a section through your plot and the answer follows from it.
What moves the number on a multi-key programme?
The count of keys and how they phase, the plinth and what your ground demands of it, site access for material, the finish grade of the fit-out, the services run, and whether a prototype comes first. No price appears on this site, because every building is quoted against its own plot. Those inputs are answerable on a call.
Is a finished room delivered to the site?
No. What arrives is material: steel members, cladding panels, roof sheet, glazing units, fixings and the fit-out, stacked flat and labelled to the assembly sequence. The suite is made where it stands, out of those parts. If a supplier offers to set a furnished room down in one piece, that is a different method and a different product.
How Indian is this design, honestly?
The form is approved and the setting is a Deccan basalt escarpment — layered black rock, monsoon scrub, hills going soft and blue in the distance.
