Four decisions that fix the wet line

Wet line

Where the wet zone stops and the dry zone begins

One line on the plan governs more of this building than any other: the edge of the wet zone. On the wet side go the falls, the gullies, the tanked finishes, the extract and the surfaces that will be hosed. On the dry side go the rest room, the reception and everything soft. Draw it once, agree it with your spa consultant, and the drainage and ventilation follow from it.

The wet line is also a maintenance line. Everything on the wet side will be washed down, will see steam every day, and will be replaced sooner than anything on the dry side. Keeping that zone tight is what keeps the building serviceable, and it is why the plan is worth arguing over before the elevation is admired.

The plunge

Cold water inside the pavilion, or out in the court

The passage from heat to cold has to happen within a few paces or guests do not complete it. Putting the plunge inside keeps the sequence tight and puts more water inside a building. Putting it in the garden court makes the pavilion simpler and the walk longer, and it is what the selected design shows. Choose with your spa operator, because it changes the plan and the drainage together.

Plant

Where the heaters, tanks and air plant actually sit

Every spa is half plant, and plant is the thing a beautiful drawing forgets. Heaters, steam generation, water treatment, tanks and the air handling need a room, an access route and a way to get a failed unit out again. Decide whether that room sits in the pavilion, under the plinth or away in a service yard, and decide it before the frame line is set.

Screening

Which faces are open, and which are closed

A spa guest in a robe will not use a room he can be seen in. The design carries deep vertical fin screens at the ends and panels of textured glass along the flanks, so light comes through and outlines do not. Mark on the plan which faces look at the resort and which look at the garden, and screen accordingly, before the panels are ordered.

Screening is also how this building behaves at night. Lit from inside, a glazed flank becomes a lantern and every silhouette in it is public, which is fine for a rest room and wrong for a changing room. The screened faces are where that problem is solved, and they are solved on the plan rather than with a blind bought afterwards.

01Why the roof floatsWhat separating the roof from the rooms buys a building that runs hot and wet inside.

A spa building is hot, wet and full of plant, and most of them look it. Separating the roof from the rooms lets the wet envelope be as tightly detailed as it needs to be while the thing a guest actually sees is a canopy on columns in a garden. That is not decoration; it is what makes a technical building worth putting at the centre of a resort.

02Heat, water, restThe passage a guest makes through the building, and what each part of it demands of the plan.

Treatment rooms are their own problem. Each needs quiet, a door that does not open onto a wet corridor, a basin, storage and a therapist who can reach it without walking through the heat rooms. How many there are, how large each is and where they fall in the line are questions the drawings have yet to answer, so the page does not.

A guest who has not crossed a threshold does not slow down.

There is also a route nobody sees. Laundry in and out, oils and consumables in, waste out, and a plant door big enough to change a unit through. On a pavilion in a garden that route has to be deliberate, because there is no service corridor behind a building that is glazed on both flanks unless one is drawn.

Dark, hot, cold, bright — that order is the whole product.

03What the pavilion is made ofThe canopy, the columns, the wet envelope, the plinth and the sea-green family assigned to this set.

No wet trade builds this envelope. Steel frame, manufactured panels, textured glass units and a folded panel canopy, screwed together dry on site. Plinth, paving, court and pool fall to the landscape contractor, working to our setting-out — which matters more here than elsewhere, because water is the whole point of the building.

The walls carry nothing but themselves, so they can be as thin or as tanked as the room needs.

04How far this design has goneA selected design, an assigned family, no accepted drawings, and a services boundary stated once and plainly.

Nothing room-shaped travels. Steel members, canopy panels, wall panels, glass units, fins, fixings and the fit-out come flat, banded and tagged in build order. The plinth goes in first, the frame stands on it, the columns are set, the canopy is assembled across them, and walls and glass close the building underneath.

If a barrel sauna on the lawn is the answer, buy one. This page is the pavilion.

Here is the boundary, stated once. What we supply and put up is the building itself; sauna and steam equipment, heaters, water treatment, pool plant and ventilation are specified by your consultants and coordinated against interfaces on our drawings. No capacity, class or certification for any of them is published by us.

This is a building, not a kit. Most of what an Indian buyer finds under this search is a sauna kit on a trailer, a hot tub or pool equipment, and those are useful things that answer a different question. If a barrel sauna in a corner of the lawn is what you need, buy one. This page is for the pavilion.

Overseas spa collections, a modular spa system and one Indian pool supplier hold this search between them, and not one is an Indian prefab spa pavilion. Ours reads much the same: a hundred and more projects, sixty to ninety days on site, twenty-five years. Alongside that sits a form, a scope boundary and a straight list of what is missing.

What an operator asks about a wet building

Is this a sauna kit or a building?

A building. It has a plinth, a frame, a canopy on columns, a wet envelope, a plant requirement and a service route, and it is assembled on your ground by a crew working to a sequence. A sauna kit on a trailer is a different purchase entirely, and for a small private garden it is often the better one. This is the resort pavilion.

Do you supply the sauna, steam and water treatment?

No. Heaters, steam generation, water treatment, pool plant and ventilation are your spa consultant’s specification. What comes from us is the building with its interfaces drawn: where the plant room sits, how a failed unit leaves it, where services enter, and what the wet zone asks of the envelope around them.

Where should the cold plunge go?

Within a few paces of the heat, or guests skip it. The selected design puts it out in the garden court, which keeps the pavilion simpler and the walk pleasant. Inside is tighter and wetter and needs more of the plan given over to drainage. Your spa operator should decide, because it changes the plan and the falls at the same time.

How does a wet building like this cope with monsoon?

The canopy oversails the walls and the glazed gap sits under its shelter, the plinth lifts the building clear of run-off, and the wet zone is tanked and drained rather than merely finished. Beyond that, waterproofing build-ups and falls are engineered for your ground alongside your consultant, and no performance figure for them is claimed here.

Are there plans I can give my spa consultant?

Not yet. A form is chosen and a family assigned, but nothing has been accepted and nothing is issued. Where a product on this site has sheets, they sit on its page, and this pavilion will do the same when its own are signed off. Tell us your programme and you will be told which sheets exist and which do not.

How is this different from the wellness retreat page?

Scale and scope. The wellness retreat is a whole programme in a row of bays — movement, treatment, dining and quiet arranged as a sequence across a campus. This is one specialist building for heat, water and rest, which can stand inside a retreat, a resort or a private estate. If you are planning the campus, start on the retreat page instead.
