Which flank the commercial kitchen is served from
A resort clubhouse has a commercial kitchen, and a commercial kitchen has deliveries, gas, waste, grease, extract and a staff door — none of which a guest should ever meet. The design puts a closed flank behind deep fins for exactly that. Which flank it is depends on your access road and your wind, and it is the first line to draw, because everything else on the plan hangs off it.
Get the kitchen flank wrong and it stays wrong. Extract has to leave somewhere, deliveries arrive at an hour when guests are on the terrace, and a bin store put on the pretty side is a smell nobody designs away afterwards. The closed flank on this building exists to take all of that, and choosing which flank it is settles a run of later arguments in one line.

What stays open when the rest of it closes
This building works breakfast, lunch, evening and late, and it should not need all of itself lit for any one of them. Decide which parts can be shut off — the dining wing after service, the terrace in the wet months, the bar when the resort is quiet — and the doors, the lighting circuits and the staff route follow from that. Settle it before the electrical layout is drawn, because afterwards it is a rewire.

How many covers sit outside, and how many are covered
Outside seating is the easiest capacity a resort ever adds and the first thing the monsoon takes away. The deck runs beyond the dining wing under open sky, and the question is how much of it comes under a roof so that it still trades in the wet months. Your food-and-beverage lead should answer it, because it is a revenue decision wearing an architectural coat.
Extension
Adding a bay to a building that is already trading
The frame is a repeated bay, so a wing can be lengthened later without redesigning anything. What cannot be done quietly is the disruption: a trading clubhouse extended in season loses the covers it is being extended for. Draw the extension now, leave the end bay ready for it, and build it between seasons. Your general manager will thank you for the second part more than the first.
Leaving an end bay ready is cheap and almost nobody does it. It means the last frame line is complete, the services are run to it and capped, and the wall that closes the wing is a panel rather than a junction. Then the extension is dry work in a closed season instead of dust through an open one.
Through the portal
You arrive at a frame before you arrive at a building. A brass portal of square posts and a deep beam stands forward of the glass on its own footings, and the whole approach is aimed through it. What it does is tell a guest where the door is from the far end of the drive.
Through it, broad shallow steps rise to the entrance between slim handrails, and behind the glass the building is already visible: the double-height bay with the bar in it, the dining wing running off to one side, the closed flank to the other. Nothing is hidden, which is the point of glazing a clubhouse rather than a guest room.
Look up into the tall bay and the structure is on show. Dark steel diagonals cross behind the glass in a regular braced pattern, bay after bay, so the frame that holds the building up is the thing you look at through it. Follow the braces along the wing and the way it stands becomes obvious without a drawing.
Around the frame
Start with the frame, because this building shows it. Dark steel columns and beams make a bay, the bay repeats along each wing, and diagonal braces sit in the bays that need them rather than in all of them. From outside you can count the bays and tell where the building is stiff, which is a rare thing to be able to read off a finished elevation.
The portal is a brass-toned metal frame standing forward of the glass on its own footings, deep enough to throw a shadow across the entrance and plain enough to say nothing but here. Its inner faces catch low sun, and it is the only warm thing on an otherwise dark building.
On the closed flank the fins take over: deep vertical blades set close together in a run, dark, with warm reveals between them, standing off the wall behind. They shade a west or south face, hide a service door and give the flank a rhythm that matches the frame. Everything here is fixed dry, in a joint grid you can read from the path.
Dining, bar, back-of-house
The tall bay is the bar and the arrival together. Height where people gather, glass wrapping the corner, and the bar itself set where it can be seen from the door and worked from behind without crossing the room. A guest who can see the bar on entering will walk to it, which is the entire commercial argument for the double height.
The dining wing runs off it under a lower flat roof with a slim fascia, glazed along its length, opening onto the deck. All-day dining wants daylight, a level threshold to outside seating and a service route that does not pass a table twice. The braced frame repeats down its length, so the wing is as long as the covers require and no longer.
The other flank is where the resort’s guests never go. Behind the deep fins sit the kitchen, the stores, the staff facilities and the service door, with their own approach and their own yard. The fins shade that side, keep it from reading as a back, and let air move through it — three jobs from one element, which is why it is drawn as a screen and not as a wall.

The deck and the estate
The whole building stands on a lifted deck. Large plain paving on a low frame, carried on visible pedestals over the ground with a continuous shadow gap beneath, and planted beds set into its edge so the ground comes up to meet it. Water runs under it rather than against it, which on a monsoon site is worth more than it looks.
Off the dining wing the deck becomes the terrace, with loose seating under open sky and the planting close enough to shade the edge. It is the part of the building that changes with the season and the hour, and the part an operator will re-set four times a day.
Colour is assigned rather than taken from a render: basalt black, brass and a bone-white composite. A dark clubhouse in a green estate becomes a frame around whatever is happening inside it, and the brass is held back to the portal and the fin reveals, which is precisely why it reads.

Food, drink, events and the spend a guest makes between his room and the pool all happen here, and the operator keeps it and runs it for the life of the resort. That is a different purchase from a residents’ amenity block handed to an association on completion, and it needs a different plan.

Nothing here is a wet trade. Steel makes the frame, fabricated to the drawing; walls, fins, roof and deck are panels and sections screwed together dry in place; the glass arrives as units. Paving, planting and the ground around the deck are the landscape contractor’s, set out from our drawing.
You can count the bays and tell where the building is stiff.
The brass is held back to two places, and that is why it reads.

04How far this design has goneA selected design, an assigned palette, no accepted drawings, and a clear line between this building and the developer’s one.
Nothing room-shaped travels. Steel members, deck frame, wall and fin panels, roof units, glazing, the portal sections, fixings and the fit-out come flat, bundled and marked to the build order. The deck is set out on its pedestals first, the frame stands bay by bay, the braces go in, panels and glass close it, and the portal is erected last of all.
Dry work in a closed season, instead of dust through an open one.
The scope boundary is worth stating before anything is quoted. Our part is the building and its erection, and no more than that. Commercial kitchen equipment, extract, gas, refrigeration, water treatment and the bar fit-out fall outside that, together with any licence or certification attached to them, and your consultants coordinate them against the interfaces our sheets draw. We publish none of those figures.
One line to save you a wrong enquiry. This is the building a resort or hotel operator builds, keeps and trades from, with a bar and a commercial kitchen in it. The amenity block a developer builds at launch and hands to a residents’ association — gym, hall, creche, association office — is a different product on a different page, and the two plans have almost nothing in common.

Is this the same as a developer’s clubhouse for a housing project?
No, and the room list is the giveaway. This one has a bar, a commercial kitchen and back-of-house, and the operator keeps it and trades from it. A residential amenity block has a gym, a hall, a creche and an association office, and it is handed over on completion. Two buyers, two plans. Ours for resorts; the other page for developments.
Does the price include the commercial kitchen?
No, and no price appears anywhere on this site. Kitchen equipment, extract, gas, refrigeration and the bar fit-out are specified by your consultants and sit outside our scope. What we supply is the building with those interfaces drawn — where plant sits, how it is reached, where services enter and what the kitchen flank has to carry.
Can it be extended once the resort is trading?
Yes, because the frame is a repeated bay and a wing can be lengthened on the same line. The part worth planning now is the disruption: leave the end bay complete with services capped, and the extension becomes dry work in a closed season. Retro-fitting into a trading dining room is the hard way to learn it.
How many covers does it seat?
That is not published yet, and it would be the easiest number on this page to invent. Covers depend on the length of the dining wing, how much terrace comes under cover and how your operation lays out a table, and all three are being drawn. When the schedule is accepted the figure will be on it, sourced, rather than here, guessed.
Is there a drawing my operator can work from?
Not yet. The clubhouse has a settled form and an allocated colour family; its drawing set is in preparation and no part of it accepted. Products here that have sheets put them on the page, and this one will do the same the day its own are signed off. Ask, and you get a status back.
Where does back-of-house go in a building glazed on both sides?
