How many people are in this room when something goes wrong

A control room is not sized on its normal occupancy. It is sized on the shift where an incident has pulled in a supervisor, a maintenance lead, a contractor and somebody from safety, all of them standing behind seated operators who still have to work. Count that room honestly at the briefing, because it is the only count the building has to survive.

Counting the worst shift changes more than floor area. It changes the circulation behind the desks, the number of doors, the size of the room people are sent to when they are talking loudly, and the air the space has to handle when it is full rather than staffed. All four are cheaper as a decision than as a modification.

What every seat has to see, and from how far away

The shape of the room is set by what must be read from the furthest chair — a display wall, a mimic, a set of screens, or a window onto the process itself. Decide that first and the depth, the width and the ceiling height follow from it. Decide it last and you get a rectangle that somebody has to sit sideways in.

What has to keep running, and who has specified it

Continuity of power, cooling and communications is designed by your engineers against your operation’s requirement, and it is quoted as an interface rather than assumed inside a building price. We publish no availability, redundancy or uptime figure here for any building. What we do is make the room able to accept what your design says it needs.

Consoles, displays and automation are somebody else’s order

Operator consoles, display walls, chairs, the automation system and the communications fit are designed and supplied by specialists, usually before the building supplier is chosen. This building is drawn around them and provides for them. Which of them your order includes is agreed at the start, because every one has a lead time longer than the assembly of the room.

Being drawn around somebody else’s equipment has one rule: their drawings arrive before ours are frozen. Console footprints, cable entry points, the weight and heat of the display wall and the cabinet schedule for the equipment room all change the building. Late is not fatal, but late is a variation, and it is priced as one.

The words for this kind of room are used loosely. A supervisor’s office with a couple of screens is not one. What this page means is a room somebody occupies continuously, where a failure to see or hear something has consequences outside the room, and where the building has to keep working when other things are not.

That definition is what makes the ordinary decisions expensive. A room that is occupied around the clock is judged on the fourth hour of a night shift, not on the tour it was shown off during, and that is the standard the plan is drawn to.

02Desks, sightlines and quietWhat the seated position governs, why noise is the complaint nobody predicts, and the small rooms that make a long shift bearable.

Around the room sit the spaces that make a twelve-hour shift bearable and are the first things dropped from a brief: somewhere to eat, somewhere to wash, somewhere to brief, and somewhere to put a person who needs to make a phone call. Each is small, each is easy at plan stage, and each is impossible to add afterwards.

Noise is the complaint nobody puts in the brief and everybody makes afterwards.

Equipment rooms are the other adjacency. Whatever cabinets, network gear and continuity plant your systems need has to sit somewhere with its own access, its own cooling and its own noise separation from the people. Where that room goes is decided with your automation and IT teams, not by us alone.

A blind fitted after handover is evidence the glare was decided too late.

Engineering for the shell and its fixings is done by a licensed professional on the project, to the loads and site conditions your engineer has set out. We publish no structural, wind, seismic or blast figure. Where your operation requires one, it is a stated requirement in the brief and it is designed to, not claimed here.

What arrives is banded material on ordinary transport, so the work fits around traffic that cannot stop.

Beside the drawings we draw up a responsibility matrix with you before anything is ordered. Power and continuity, cooling, fire detection and suppression, access control, cameras, communications, network containment, the consoles, the display wall and the automation fit each take one row, and each row names who designs it, supplies it, installs it, tests it and witnesses that test.

The position that is never altered is the one nobody has commissioned yet.

The inputs are specific. The shift pattern with the incident count, what has to be seen from the furthest seat, the console and display design if it exists, the equipment and its heat, your continuity requirement, the site survey with its access and noise conditions, and the date the operation needs the room.

The workshops that make these components stand behind more than a hundred projects, and their programme once assembly starts runs sixty to ninety days. Each figure is restated for the building in front of us when we quote. Neither says anything about a control room, and neither covers integration or testing.

Integration and testing belong to the specialists your operation appoints and run on their programme, after ours. Saying so early is not a disclaimer; it is the only way the two programmes can be laid beside each other and the real handover date found before somebody publishes an optimistic one.

What an operations team asks first

Do you supply the consoles, display wall and automation system?

Not by default. Those are designed and supplied by specialists, often appointed before a building supplier is. The room is drawn around their equipment and provides for its weight, heat, cable and access. If you want any of it inside one order, say so at the briefing; the responsibility matrix records the answer either way.

How many operators does the room seat?

There is no default, and a supplier who offers one is describing a product rather than your operation. The count comes from your shift pattern and, more importantly, from the incident occupancy — the people who arrive when something goes wrong and stand behind seated operators. Give us that number and the room is sized against it.

What availability or uptime does the building provide?

None that we state. Continuity of power, cooling and communications is designed by your engineers to your operation’s requirement, and the building is made able to accept it. We publish no availability, redundancy or resilience figure for any building on this site, because that figure belongs to a system design nobody has done for you yet.

Can it be built beside a plant that is running?

The method suits it. Components arrive banded and flat on everyday transport and the room is put together in position, so no closed route and no heavy lift over live equipment is needed. The access route, the working hours and the permit conditions are fixed with your site ahead of any programme.

How is noise and heat handled inside the room?

As a brief, not as a specification we hand you. Equipment heat comes from the schedules your systems teams hold; the acoustic requirement comes from how the room is used and how many conversations happen in it at once. Both are stated in the brief, designed by the relevant engineer, and tested at handover by whoever the matrix names.

What has to be in the enquiry?

The shift pattern with the incident count, what must be seen from the furthest seat, the console and display design if it exists, the equipment schedule with its heat, your continuity requirement, the site survey, and the date the operation needs the room. Those seven describe the room your operation actually runs.
