Modular technical buildings are not lived in. Each of the five exists to protect something — equipment, a controlled process, research work, computing, or the people watching a plant.

Sorted by what the building is protecting

Five buildings are published here and none of them is bought for how it looks. Each exists to protect something: electrical equipment, a controlled process, research work, computing, or the people who watch a plant continuously. Name the thing being protected and the right page is usually obvious within a sentence, which is not true of the size or the sector.

That is a deliberately narrow definition, and it is what keeps these pages useful. A workplace, a store or an amenity building belongs elsewhere on this site. What sits here is the building whose whole purpose is to keep something else working, and whose specification therefore comes from a schedule somebody else already holds.

What stays with your engineers, on every one of them

The same line is drawn on all five routes. We build the building. Everything it protects, and the performance that thing has to deliver, is specified by consultants you appoint, approved by your engineer, and tested by people we do not choose. The points where the two orders touch are listed and owned before manufacture, and silence is never read as inclusion.

That is why no class, rating, capacity or availability figure appears anywhere in this section. Nothing has been calculated for your project, and a number published in advance of a design belongs to somebody else’s building. What a page can honestly offer at this stage is the list of decisions and the list of interfaces.

What a useful enquiry actually contains

Four things make an enquiry answerable: the schedule of what goes inside with its weights and heat, the standards or requirements your consultants are specifying to, the site with its access, laydown and any shutdown window, and the date the operation needs the building. Send those four and the answer that comes back is about your building.

Everything else can follow. Where a schedule is still provisional, the enclosure is sized for the fullest arrangement it might have to take, the assumption is spelled out in the quotation rather than hidden inside it, and both are looked at again once the equipment order has closed. Stating the assumption is the difference between a figure that survives a project and one that does not.

Why these buildings are made on site

Frames, panels, roof build-up, cladding and doors are manufactured to the drawing, then travel flat and banded to be put up in position. Nothing habitable is transported. On a plot inside a working plant that is the practical argument: ordinary transport, no closed route, no heavy lift over live equipment, and work that can fit around traffic which cannot stop.

The dry-fixed construction earns its place afterwards. Technical buildings are altered more often than most, because a system arrives late or a schedule changes, and a panel that was screwed on comes off and goes back. That is a maintenance argument rather than a sales one, and it is the one engineers tend to test first.

What this page will not claim

We do not claim these buildings can only be made this way; conventional construction builds them every day. The argument for this method is a live plant, a remote site, a fixed window inside somebody else’s programme, and a fit-out that will be opened up again. Where none of those applies, the argument is weaker and we would rather say so.

No design in this section has a sheet set behind it. Six of the twenty-six do, and the others arrive one at a time as their designs close. The group’s own record — a hundred projects and more, put up in sixty to ninety days on site — is repeated in each quotation against the building it belongs to, and describes no performance.

Which of the five is our building?

Name what has to be protected. Electrical equipment on a plant, a controlled area for a regulated product, research work and its services, computing and its support systems, or a room people occupy continuously. Each has its own page. If two seem to fit, the schedule of what goes inside will separate them faster than a conversation will.

Do you supply the equipment and the systems inside?

Not by default, and never by assumption. The building is the default scope; equipment, process systems, air handling, continuity plant, consoles and automation are specified and usually bought elsewhere. Whichever items your order includes are written into an interface schedule drawn up with you, which names one owner against every line.

Do you state a class, rating, certification or availability figure?

Never, for any route in this section. A consultant you appoint names whichever published standard governs your installation, your engineer signs off the design against it, and specialists of your choosing carry out the testing. We build to that specification and document what was built, which is a narrower claim and a checkable one.

Can these be built on a site that is operating?

They are meant to be. Components travel flat and banded on ordinary vehicles and the building is put up in position, so nothing habitable crosses a live yard. What has to be agreed first is the access route, the laydown area, permit conditions and any shutdown window your operation can actually give you.

Can we see drawings for these five?

Not yet. None of these designs has been selected, so there is no plan, section or schedule to send, and we would rather say that than send you somebody else’s. What we can do at enquiry stage is work through the input list and start the interface schedule with you, which is where the real answers are.

What has to reach you before a quotation is possible?

Those four are enough to start, and anything still missing is named as an assumption instead of buried inside a figure.
