Modular hospitality buildings are not one purchase. The key you repeat, the building nobody sleeps in and the specialist rooms are three separate decisions, and this page puts them in order.

A resort is several purchases on one piece of ground

Seven buildings are published here and an operator rarely wants only one of them. A property needs keys to sell, somewhere for guests to gather, and usually a treatment or wellness building that gives them a reason to stay a third night. Those are three different purchases with three different economics, and confusing them is how a resort ends up with a beautiful building nobody books.

So the order matters. Decide what the guest is buying first, then how many times you will build it, then what stands at the centre of the property for everybody who is not in their room. Each of those questions has its own page here, and the pages are written to be read by whoever runs the operation rather than only by whoever funds it.

The key is the unit your rate is set against

Before anything else, settle what kind of key you are selling. A detached key standing in planting, a stacked key reached along a corridor, a villa bought for its seclusion and a suite that can be lifted off a sensitive site at the end of a season are four different products at four different rates. The site plan is a consequence of that choice.

Whichever you choose, it is the building your property repeats, so its plan is worth more attention than anything else on the site. Every fault in it is bought as many times as you build it, and every good decision in it is too. That is the whole argument for spending the design period on one room.

The buildings nobody sleeps in

A resort also needs the buildings that carry the collective life of the place: arrival, dining, a bar, the pool, and the treatment rooms that a wellness programme runs through. They are not keys and they are not priced or planned like keys, but they are the buildings a guest photographs and the reason a property reads as a resort rather than as a row of rooms.

They also decide the site plan. Where the shared building stands sets where the guest walk runs, where the service lane runs behind it and how far a guest is prepared to walk in the rain. Get that right on paper and the key layout follows; get it wrong and no key type will rescue it.

What your ground will actually allow

Slope, trees, water, the outlook from each plot and how a delivery reaches the far corner of the property will move any layout, and all of them come from your survey rather than from a page. The buildings are drawn against a notional ground until that survey exists, and the survey is the moment the drawings become yours.

Because everything reaches the property flat and banded on ordinary transport, the difficult parts of a site stop being the parts you cannot build on. A slope above a river, a clearing with a single track into it and a ridge two hours from the nearest town are all ordinary ground for this method.

One method under all seven, and what we do not claim

Every building here is a steel frame with manufactured panels fixed dry, a roof build-up laid in place, and a material family recorded for that design so it is repeatable. Nothing habitable is delivered. On a working property that matters, because a phase can go up beside guests who are already staying with you.

Two of the seven carry a full sheet set today; the others join them as their designs close, and this page will keep saying so until it is no longer true. The group’s record — over a hundred projects, a sixty to ninety day assembly programme, a twenty-five year warranty — is restated per building in the quotation and counts no resort building among them.

Which building should we decide on first?

The one you will build most often. The repeatable key sets your rate, your site plan and most of your programme, and every other decision on the property is easier once it is fixed. The shared building comes second and the specialist buildings third, because both of those are sized against the number of keys you have committed to.

Can we open in phases?

That is expected, and it belongs in the first drawing. The walk, the service lane and the services are drawn for the number of keys you intend to reach; you build the phase you can fund. Because the keys are identical, the later phase needs a date and a purchase order rather than a fresh design.

Do you take a whole resort, or one building type?

Either, and the answer changes the coordination rather than the buildings. A single building type is quoted against your site plan. A whole property is quoted as a set of buildings with a sequence between them, and the sequence is agreed with whoever is running your programme before anything is manufactured.

Can a phase go up while we are trading?

The method suits it. Material arrives flat and banded on ordinary transport and the building is assembled where it stands, so nothing habitable is lifted across a property with guests on it. Working hours, the delivery route and where material is stacked are agreed with your operations lead before the programme is written.

Why is there no price anywhere on these pages?

Because every building is quoted against a site that has been seen. Access, slope, distance from labour and material, the number of keys, the finishes and the phase structure all move the figure, and publishing one before your ground has been surveyed would mean quoting somebody else’s property back at you.
