Five houses, and not five sizes of one house

There are five residences published here and each answers a different question about living on a piece of land: whether the house turns inward around a court, whether one great room does the work, whether the land itself is the reason you are building, whether a single view is, or whether there is already a house on the plot and this is the second building beside it.

That is the choice this page exists to help you make, and it is worth making before anybody talks about size or finish. A family that picks the right one of the five and then adapts it to their ground gets a better house than a family that picks the biggest one and spends the design period pulling it back into shape.

Start with the land, not with the plan

The first useful conversation is about your plot: where it falls, where the sun comes from, how you arrive, what the neighbours can see and what you would rather look at. A design chosen before the land has been read is a design that gets redrawn, and redrawing costs more attention from you than choosing carefully once ever does.

Four of the five already have a full sheet set, so a plan, an elevation and a section can go to your own architect and be argued with; the farmhouse follows when its design is drawn. Most people buying at this level already have somebody they trust, and the quickest way into that conversation is to give that person something they can check.

What separates one from the next

A primary home carries a full programme — daily cooking, storage, guests, cars, the people who help you run it, and a plan that has to work on an ordinary Tuesday morning. Two of the five are drawn for that life, and what separates them is the move that organises the house rather than the number of rooms in it.

A weekend building on land you own is judged on how well it locks up, how the garden meets it and what the arrival feels like at the end of a long drive, because it stands empty far more often than it is occupied. A second home built for one view answers to that view. A garden suite answers to the house beside it.

If two of the five still seem to fit after that, the plot decides. Frontage, slope, the direction of the approach and what the local rules allow will usually rule one out within an afternoon of a survey, which is a quicker way to choose than a month of drawings.

One way of building, under all five

A steel frame carries each house. The walls are manufactured panels fixed dry, the roof is a build-up laid in place, and the cladding, joinery and metalwork belong to a material family chosen for that design and written down, so the house is the same house each time it is built. Nothing habitable is ever delivered to your land.

Because everything reaches the plot flat, banded and on ordinary transport, these houses go up on ground a conventional site finds slow: a hill shoulder, a forest edge, a plateau far from labour and far from every sack of material. That is the argument for this method, and it is an argument about your ground rather than about our workshops.

What this page does not claim

We do not claim these houses can only be built this way. A good architect and a good contractor could build most of them conventionally, and on a flat plot beside a good road that may well be the better route. The method earns its place on difficult ground, at distance, and where a long wet programme is the thing that would go wrong.

The manufacturing group counts over a hundred projects behind it, works to sixty to ninety days on site and warrants its buildings for twenty-five years. Each figure is restated for your house when we quote, and none of them counts houses from these five pages. No price appears on this site, and we put our name to no structural, fire, thermal, acoustic or energy number at all.

Questions to settle around private homes shaped around land and long-term living.

Which of the five suits my land?

Start with how the house will be used rather than with how big it is. A primary home, a weekend building on land you already own, a second home built for a single view, and a guest building beside an existing house are four different briefs, and each has its own page here. Where two still fit, your plot settles it.

What do the drawings show before I commit to anything?

For four of the five there is a full A3 set: where the house sits, a furnished plan with its dimensions on it, elevations named by the direction they face, sections, the build-up details and a general arrangement in plain language. They go to your architect for checking. The farmhouse joins them when its design is drawn, and until then this page says so.

Why is there no price on any of these pages?

Because a house is quoted against a plot, and your plot has not been seen. Access, ground, levels, distance from labour and material, the size you actually need and the finishes you choose all move the figure. A number published before those are known would belong to somebody else’s project rather than to yours.

Who is responsible for approvals, foundations and levels?

They stay with you and your consultants, and they are project inputs from the start. Your surveyor sets the levels, your engineer designs the foundations for your ground, and approvals are pursued in your name. The drawings are prepared so those people can do their work properly, not so that they can be skipped.

Can you build on a steep or distant plot?

That is where this method earns its place. Everything reaches you flat and banded, and the house is assembled where it stands, so there is no long wet programme to keep supplied on a hillside or three hours from a town. Access is measured before anything is agreed, because a lorry that cannot turn is a real limit.

How long does it take?

The assembly programme on site is the group’s sixty to ninety day record, qualified for each project. It is not the whole story. Choosing the design, adapting it to your plot, your approvals and your own decisions all come first, and they run at the pace you and your consultants set rather than ours.
