The five things worth sending

Where the land is, and whether a loaded flat-bed can get to it. What you intend to put on it, and who will be inside — a family, guests, staff, equipment. Roughly how many rooms, keys or workstations. When it has to be open, and whether that is one opening or several. And a survey, a plan, or a photograph of the plot if that is all there is.

Incomplete is normal, and an enquiry carrying only the land and the use is a workable one; the missing pieces get named back to you rather than assumed. The single thing that cannot be worked with is a demand for a number before there is a plot to attach it to, because no honest answer exists and none will be invented.

What comes back, and in what order

First, two or three designs from the twenty-six, each with a line on why it is there and a plain note of what none of them answers. Then, for any of them among the six already drawn, the sheets themselves. For the rest, the date their sheets are drawn, which is a smaller thing to be given but a true one.

Hand what arrives to the professional who will be judging us for you. If the conversation goes on from there, the design you have picked is drawn onto your own survey, everything the ground decides is settled on that drawing, and the quotation is written against it with inclusions and exclusions in two columns.

A licensed professional then turns that design intent into the construction set, and every sheet you receive carries the instruction saying so on its face. It is worth knowing at the outset rather than discovering later: no project here reaches a builder without passing through a signature that is not ours.

Three things you will not be asked for at this stage

Not a deposit, not an appointment before you have read anything, and not a decision on a finish. The sheets go out first because a client who can check the work is worth more than one who cannot, and a client who reads them and walks away has cost only time. That is a deliberate risk on this side of the table.

You will not be asked for a figure before anything has been drawn, either. What a building comes to here follows the design as it sits on your surveyed plot, and asking in the other order produces a number that shapes the design rather than describing it.
